Skyland BeachAccording to the Northern Nevada MLS there are 108 single family homes for sale throughout the Lake Tahoe?s Nevada East Shore neighborhoods (as of March 1st, 2013). Among this group of Nevada homes for sale, there are 30 homes currently in escrow. Among these 30 escrows, 5 of them are still pending bank approval for a short sale. Throughout these 108 active listings, the median list price is $1,495,000 while the average list price is at $3,517,897.? Among the 30 Nevada homes that are in escrow, the median listing price is $697,000 and the average listing price is $1,713,560.

There was 1 new listing this past week for Nevada single family homes, the same as the previous week. The new listing is asking $2,475,000 for 2037 The Back Road in Glenbrook. There were no homes that went into escrow over the past week in Nevada, the same as the previous week. There were 4 closed sales over the past week in Nevada, up 2 from the previous week. The lowest sale price was $265,000 for 377 Andria in Kingsbury. This home has 3 bedrooms, 2 baths and 1148 square feet of living space. This home was an approved short sale. The highest sale price was $3,500 for 450 Reno in Zephyr Cove. This home has 5 bedrooms, 3.5 baths and 3099 square feet of living space.

As of April 1, 2013, there are 81 condominiums listed for sale on the Nevada side of South Lake Tahoe according to the Northern Nevada MLS.? The median listing price for these condos is $354,000 and the average listing price is $507,239. Out of these 81 condos on the market, there are 22 that are currently in escrow. Among the 22 pending sales, 6 of them are still subject to bank approval for a short sale. The median price for Nevada condos in escrow is $273,750 and the average is $309,381.

There were no new condo listings over the past week in Nevada, the same as the week before. The MLS reported no new pending sales, also the same as the week before. Also, there were no closed condo sales, down 1 from the previous week.
