Questions for realtors/buyers. - Zillow Real Estate Advice

Most buyers know when they walk thru a house that it is one they want. Sometimes they want a second look but I've never had a buyer do more than that. Especially in a market like this where inventory is decreasing, if you don't make an offer the first time through, there's a good possibility it will be gone before you have a chance to go back through it.

With me, the first time out I get a good feel for what the buyers really like and will send them homes that match that. I may show them homes for a few days to maybe a week. Once or twice, it was a little longer than that - depending on what's available. If they don't select a home by then, we need to have a serious conversation on expectations. Maybe, I'm not the right agent for them, maybe the buyers really don't want to buy a home. After that conversation, we either part ways or the buyer finds a home they love within a few more showings.

I really don't care what price the property is, as long as it's right for the buyer and they aren't stringing me along for something to do. I also don't care who listed the property - whether it is my office, another Century 21 office, another franchise office or whomever. You do want to watch what your buyer's agency states as far as cost if you're looking at a discount brokerage listing. If the commission is less than what the minimum states on your buyer agency contract, you may be liable for the difference. Discuss this possibility with your agent and make sure your contract reflects what you both agree to.

Because Realtors are human beings - like buyers, there is no real "normal", but if you are looking at too many homes, something is off and some good communication is in order.
